Own, Don't Trade
Salvera acquires assets to hold. Underwriting assumes a long hold rather than an exit, which changes what counts as a good entry: durability of income matters more than the speed of a resale.
Investment Strategy
Salvera acquires income-producing assets to keep them. That single decision shapes everything downstream — what we buy, how it is financed, and what we do with the cash it produces.
Principles
Salvera acquires assets to hold. Underwriting assumes a long hold rather than an exit, which changes what counts as a good entry: durability of income matters more than the speed of a resale.
As the portfolio develops, Salvera intends to allocate selectively across senior living, residential real estate and selected commercial and operating assets, so that no single asset class, tenant profile or regulatory regime determines the outcome.
Every acquisition is tested against conditions we did not plan for: slower lease-up, higher expenses, a harder financing market. The case has to survive the bad version, not only the base case.
Value is built after closing. Operational discipline, capital sequencing and accountable management do more for long-term value than entry pricing alone.
Capital Allocation
Allocation is the discipline that matters most. These principles are applied consistently across every focus area rather than adjusted to justify an individual transaction.
Capital is not deployed to meet a schedule. Salvera is prepared to decline opportunities that do not meet its underwriting and ownership criteria, and treats the ability to wait as a strength rather than idle capacity.
Assumptions are set to be defensible to a lender, not flattering to a sponsor. Growth is not assumed where it has not been demonstrated.
Our approach is to maintain appropriate reserves at both asset and portfolio level as the portfolio develops. An owner without liquidity is a forced seller, and forced selling is where long-term value is lost.
Our approach is to size debt so that an asset services it through a downside case, and to choose structure for resilience across the hold period rather than for maximum day-one capacity.
We intend to direct cash flow first toward the asset base — capital needs, debt reduction and reserves — before any other use. What is retained is what supports the next acquisition.
Salvera measures results over years, not quarters. Decisions that look inefficient over a single reporting period are often correct across a full ownership cycle.
Portfolio Construction
The portfolio is being assembled asset by asset rather than raised against a target allocation. Each holding has to justify itself on its own terms and improve the balance of the whole.
Salvera considers how different assets, markets, revenue sources and operating exposures interact across the portfolio. Diversification is used to reduce concentration risk rather than pursued for its own sake — related assets can and do move together under some conditions.
As the portfolio develops, position sizing will be considered carefully to limit excessive exposure to any single asset, market or counterparty.
Assets are matched to the horizon they suit. Longer-duration holdings are financed and reserved differently from those with a shorter or more operational profile.
Evaluation Framework
Applied to a residential asset, a commercial building and an operating business alike. Sector-specific criteria — licensed beds, occupancy, payer mix, inspection history — sit on the relevant focus-area page rather than here.
Salvera does not publish specific return targets or promise investment outcomes. Each opportunity is reviewed on its own merits and risks.
Process
Direct relationships with owners, brokers, advisers and lenders across every focus area.
An early view on fit, market and feasibility before either side commits time or sensitive information.
Condition, income durability, expense structure, capital needs and financing tested against a downside case.
Terms and financing shaped around the hold period and the transition the asset actually requires.
Execution with attention to continuity for residents, tenants, employees and counterparties.
Accountable management, disciplined reporting and capital plans sequenced rather than deferred.
Retained cash flow, debt reduction and reinvestment support long-term value across the ownership period.
Long-Term Vision
Salvera is building an ownership company intended to outlast any single asset or transaction, rather than a fund that must return capital on a schedule. That removes the pressure to sell at a time somebody else chose.
Long-term ownership demands operating capability, not just acquisition capability. The platform is being built to run what it buys.
Lenders, brokers, operators and advisers who transact with Salvera once should find the second transaction easier than the first. Reputation is built the same way an asset base is — slowly, and by not cutting corners.
Growth is only worth having if the standard of ownership holds as the portfolio grows. People, places and communities remain the measure.
Nothing on this page is an offer or a solicitation. Salvera publishes no valuation thresholds or performance figures, and each opportunity is assessed on its own merits and risks. Further detail on how ownership works after closing is set out in our operating approach. Investment-related enquiries may be sent to investment@salveragroup.com.
